What's on the FL RE exam — and how to pass it.

The Florida real estate sales associate exam is a 100-question, multiple-choice test administered by Pearson VUE for the Department of Business and Professional Regulation (DBPR). You need 75% to pass (75 of 100), and the exam blends real estate principles and practice with a heavy dose of Florida-specific license law. Florida’s first-time pass rate is famously low — often under half — so the margin for sloppy prep is thin.

What’s on the exam

The state breaks the 100 questions into three parts:

  • Real estate principles & practice (~45 questions) — agency and brokerage relationships, listing and sale contracts, valuation and appraisal basics, financing, closing and title, fair housing, and property management.
  • Florida real estate license law (~45 questions) — Chapter 475, Florida Statutes and FREC rules (FAC 61J2): license categories, brokerage relationship disclosure, escrow/trust-fund handling, advertising rules, and the disciplinary process and penalties.
  • Real estate math (~10 questions) — proration, commission splits, transfer taxes, loan and interest calculations, and area/measurement problems.
