What's on the NMLS exam — and how to pass it.

The SAFE Mortgage Loan Originator National Test is the federal licensing exam every state-licensed MLO must pass. Pass rate sits around 56% on first attempt; retakes cost $69 plus 30 days of waiting and another round of nerves.

What’s on the exam

The 125-question NMLS SAFE National Test covers five content areas (per the NMLS-published Test Content Outline):

  • Federal Mortgage-Related Laws (~24%) — RESPA, TILA / Reg Z, TRID, ECOA / Reg B, HMDA, SAFE Act, Fair Housing, GLBA privacy. This module decides who passes — TRID timing rules and Section 8 kickback edge cases account for a disproportionate share of testable content.
  • General Mortgage Knowledge (~20%) — products (fixed, ARM, FHA, VA, USDA, conforming/jumbo), terms, underwriting principles, qualifying ratios (DTI, LTV, APR), program eligibility.
  • Mortgage Loan Origination Activities (~27%) — application, Loan Estimate / Closing Disclosure, qualification + processing, appraisal, title, closing, right of rescission.
  • Ethics (~16%) — predatory lending red flags, fair-lending violations (disparate treatment, redlining, proxy discrimination), consumer-protection duties, fraud.
  • Uniform State Content (~13%) — generic state-licensing context. Per-state UST supplements are tested separately when applying for licensure in a specific state.
